    Default Phase Grading in a Subdivision

    Residential Subdivision will have 3 phases. Is the best practice for this to create (3) Sites or just (3) proposed surfaces?

    My inclination would be to go with 3 finish grades. in theory, when the GC is doing Phase 2 construction a year or six down the road, what was PH 1 FG is now the existing grade of the site

    This is the approach I'm using for a large subdivision now... Same goes for the utilities, and engineer's estimates for each phase of work.

    yeah, and if phase 3 is six years down the road, and a hurricane or two comes by -- may need to update the old ph 1 surface with fresh survey data to have a useful eg at that time
