instance parameters in family will not change in revit 2018.1

I have families with instance parameters that change stuff in the project which have all other versions but in 2018.1 they will often not work. I created a video that shows what happens. https://www.screencast.com/t/XCsrlGwERKO9

I can check the box or change the numerical value and the "apply" button will become active until I try to select it. then it grays out and the change that I made reverts to what it had been.

Sometimes if I go to a different view or reopen the project or sync then it will work as it should.

This problem is happening with all of my families that have nested families in them. The most strange part is that I can sometimes change the values and other times not.

I am having the same problem. I do not know the cause or solution but I do have a workaround. Whenever you change a parameter like this, double press "enter" QUICKLY and that will make it stick. I share in your frustrations.

I am on Revit 2018.2 and having the same issue with instance parameters...it is becoming very frustrating!

this is infuriating to make changes to parameters and not have them stick

It must be a bug. I have had the same problem in 2018 as well. I have found that some of the instance parameters "stick" after a few tries, but it should not be bugged to start of with... 18.2.0.51 as well
