Can someone explain this.

The project has 4 sheets, less than 2000 sq ft and is mostly open area with less than 20 details total.

The Revit application uses a few hundred MBs of RAM just by itself, whether you have a Revit file open or not. Revit files use RAM on top of that. Not really much of a mystery there as far as what you've offered.
