A laser scanner can be used to create a "point cloud" of existing conditions. Revit can import this point cloud and we can use it to help model and coordinate against these existing conditions. Easier than trying to measure to every little thing in a building just in case we might need to know about it. Laser's can only scan what they can see however so it isn't perfect either. Check out companies like Leica, Faro's Scene, Cloudworx, Scan to BIM and more.

I was at a seminar earlier this year and they did a demonstration on the point cloud. It was pretty impresive to see. It almost lookd like a photo of the project site when it was finished.
