GIA Area and Room Area not adding up

Hi,

Got 4 levels worth of department store I'm modelling. There's one set of plans with the GIA shaded using an area, and another set with Rooms showing what goes where. The Rooms are also scheduled out.

Trouble is, once all the Rooms are added up, they total significantly less area than the figure given for the GIA. In the region of 5000sqft. This is obviously more than you'd expect from discounting columns etc.

I'm positive that the areas and rooms are taking up the same spaces and I'm also sure there aren't any rogue areas hiding out of crops or under the visible ones. But I'm obviously missing something big - the numbers don't lie. Drawing a filled region gives the same number as the Areas. Changing the way the areas are calculated gets the number a bit closer, but doesn't bridge the gap.

Anyone have any ideas? What am I not seeing?

You could change your area calculation settings so that rooms calculate to the center of walls instead of the face of walls. The different you're seeing is probably taking out the area of the walls.
