Wall Parts, demo, existing and display

I am attempting to show a masonry wall where the existing brick will be demolished and the existing cmu is to remain. When I separate the wall into parts, I can get the brick to show as demo, but only in the existing phase. In the new construction phase, the parts don't show up. When I try the reverse, it doesn't show up properly in the existing phase. Also, the existing and demo'd parts won't clean up without a line between them. Any ideas as to how to make this work?

Is the Parts Visibility of the View set to "Show Parts"? I got it to work for me. It's in the Properties of the view, and specific to each view.
