We have two design options and want to create two area schedules and put them on a sheet for comparison. We have mixed results, bottom line can't figure out how to create both schedules. We are at wits end. We have tried all kinds of phase combinations and can't seem to get this right.
We really need some serious tutorials on Phasing with all kinds of different conditions.

Thanks, but it misses the point.
You have one building and you want two options for the addition wareas. I don't think Revit can schedule this. If not it's a crying shame. What appears to be so simple to achieve cannot be done. We now will have to create two separate project files and then link the options into the file so we can schedule them on the same sheet.

It sound like to me all you need to do is make a couple more "area schemes",i.e. option 1 & Option 2. If you do that you can make area plans specific to that design option. That is what I have done in the past and has worked fine. Hope that helps.
