We are doing a large housing track, 4 models and each are suppose to have a different option for elevation and one simple design or layout option. Should I make a copy of the each model file when I complete the base model, then do the option in there, or is it manageable in the same file through design options? For the scheduled items that have options, I was just going to define and schedule the base item, then create a yes/no parameter or something to designate that it is an item with options and to refer to the marketing data for choices or something like that.

Has anybody developed a comfortable method in doing this?

I'd use a single model for each house & design options.

You can have a schedule for each option. You can force the schedule to an option in the view/visibliity dialog when you are in the schedule view, similar to forcing an option in any other view.

You can then duplicate the schedule, and have one for each option.
