CAN'T CREATE A GROSS AREA PLAN

I am trying to create an area plan but REVIT seems only to create "rentable" plans corrrectly. if I select "Gross" it does not ask if I want to use the exterior walls and I just end up with an interior seperation, what am I doing wrong? also I was under the impression that one could switch a plan from "Gross" to "rentable"

View>new area plan> then pull down Gross area, instead of the default rentable. There is no way to switch from one to the other after they are created.
