Anyone know where I can find a video or how-to on creating service clearance for MEP families? I could of swore that someone made one that shows creating the clearance and assigning a material (glass) to it. (Looked really cool.) Or was I just dreaming?

There are many different ways of showing clearances. I typically create a parametric extrusion and assign it a new object style. That way, you can turn clearance visibility on/off per view. Even if the clearance is invisible, it will still be detected during the interference check.
As far as assigning a material, I generally choose a color and assign it a transparency of 90-100%. It will show "ghostly" instead of the solid gray revit default.
Note that in certain families, it pays to make the clearances completely parametric. Multiple instances of the same piece of mechanical equipment in the same project can have different clearance requirements based on the distance from its service location (or intake, exhaust, etc.) and the nearest wall.
