Is this plain AutoCAD?
Sounds a bit like annotative text (AT), but AT doesn't appear and disappear at different zoom levels. ATs visibility is based on the viewport scale.
Can you attach the drawing or at least a dumbed down version of it that still exhibits the problem?

Hello
Sorry Ive been away on leave I will try to attach images now, when I zoom out you can tell theres text there and it does plot with text fine but as I zoom in it disappears so I cant edit, I will show examples both in paper space and model spaceAttachment 107469Attachment 107470Attachment 107471Attachment 107472
Cheers

Appears to be too large to attach, have you asked the people you received the drawing from about it?
They may object to you sharing their drawing anyway.

A couple things I would try (in case you haven't already)..
- Shut down AutoCAD, reboot your machine and take a look.
- Change the font in the text style(s) you're using to a .shx (native to Acad) like Simplex or RomanS, It appears you are using a TTF font?
- If you're using an TTF font in those text styles, check to make sure you HAVE the font, and that it is set to "0" height if that applies.
Just some things to try.

Tried all that mate, cant seem to get my head round why theyve done it, ie what benefit it gives? Architects always seem to want to reinvent the wheel ;)
Re: Cant see text in paper space
Solved!
What theyd done is set up a seperate text style, so all I had to do was change the text style to edit, cheers to everyone for posting comments

Spoke to soon, this only works in model space but doesnt work in paper space does anyone have any suggestions?
Re: Cant see text in paper space
My guess would be there must be more issues with their Text Styles. I'd use Merge text styles (or change text styles) by T.Willey to merge all those odd Text Styles into ones you know work.

I've been using this handy routine for over 10 years and it's solved a lot of issues with "someone else's dwgs".
