Use a fish scale hatch pattern and in your wall definition use the split region tool to split the height of the finish and assign the fish scale material to that area.

That's what I thought. I don't have a fish scale hatch though. It's not OOTB. How about the lead flashing? Would you model that (Wall hosted)?

From there this link has a fishscale pattern listed that you could make into a hatch pattern:

... or the half round might be better looking at it again.
If it was me, I would use an in-place model for the lead flashing.

The lead flashing occurs only at the window units, so perhaps add this as a mass in the window family itself, or as it's own wall-hosted family.
