Angry Area Plan vs Property Line Difference

I am trying to create a site plan with the different surfaces calculated as part of the total property area.

    Example:
Total Property Area by property line is 55,000 SF
Using areas of concrete, landscape, building, etc I get 57,000 SF.

Playing with rounding and units I can't seem to get them to equal out or even be close.

    Any tips?

post the file, no way to know what's going on with what you've shared.

It should not be off by 2,000sf.
